One Central
One Central is Surrey's tallest residential tower, rising in the heart of Surrey City Centre and delivering 550 homes across studios, one to three-bedroom plus den suites, and townhouses, above 4,000 square feet of commercial space and seven levels of underground parking. The development redefines urban living with an exceptional amenity program spread across multiple levels, including One Club, a 7,640 square foot rooftop lounge, The Cube, a two-storey fitness facility with yoga studio, The Terrace, a family-friendly indoor and outdoor lounge, and a business and learning centre with co-working and private meeting spaces. A standout feature is the innovative Urban 3 system, which uses retractable walls to convert one-bedroom units into three-bedroom spaces, offering residents flexibility that adapts to how they live.
Delivering a tower of this complexity required innovative problem-solving at every stage. Urban One introduced a second tower crane and additional hoist at no cost to the owner, accelerating the structure and taking 120 units off the critical path. Large cantilevered floor slabs at multiple levels, with spans reaching 13 feet, were resolved through a custom load redistribution solution developed collaboratively with the formwork subcontractor, eliminating the need for extensive reshoring and keeping interior finishing on schedule. Early BIM modelling and clash detection resolved coordination issues before construction began, and close collaboration with the City of Surrey District Energy ensured seamless integration of district energy systems into the building infrastructure from the ground up.
