Inclusive, sustainable rental project in North Vancouver
Cap West
Cap West is a large-scale mixed-use development in North Vancouver that brings together two residential towers, 460 rental apartments including 60 seniors units, ground-floor retail and office space, a 24,000 square foot community centre, and a 126,000 square foot underground self-storage facility. The project was designed to achieve LEED Gold equivalency, incorporating green roofs, solar shading, and recycled materials throughout. Beyond the development itself, Urban One delivered a significant package of municipal assets to the District of North Vancouver, including a landscaped public plaza with a splash pad, a cascading water feature, a 160-metre Greenway Trail, and a shared Woonerf Road for cyclists, pedestrians, and vehicles.
The technical complexity of Cap West is considerable. The project included three below-grade fire separations with large-capacity smoke evacuation systems individually controllable by the Fire Department, and the first known example of a public mini-storage facility constructed three levels below grade, with highly complex mechanical ventilation requirements. Urban One's team managed approximately 1,900 design changes and clarifications during construction, coordinating across all trade contractors and design consultants without compromising the delivery schedule. All above-grade buildings were handed over with interior deficiencies fully addressed before occupancy.
