1010 Expo
1010 Expo is a 29-storey social housing development on Expo Boulevard in Vancouver, delivering 299 rental homes for the BC Indigenous Housing Society in collaboration with the City of Vancouver. The project is guided by BC Housing Design Guidelines and Construction Standards and represents an important contribution to Indigenous-led affordable housing in the city. Situated on a triangular site bordered by traffic arterials, the Cambie Bridge, and significant utility rights of way, the building responds to its unique geometry with a flat iron form featuring communal balconies on alternating floors that step up the facade to a shared rooftop garden. Of the 299 homes, 112 are family units and 15 are fully accessible, with units secured as social housing for a minimum of 60 years. Three levels of underground parking accommodate 63 vehicles and 526 bicycles, and the project is targeted to meet Energy Step Code 3 upon completion in 2028.
The site presents significant construction complexity. Located within the Pacific Place Remediation Project, the development requires active management of environmental contamination and land remediation throughout construction. The proximity to Cambie Bridge adds an additional layer of responsibility, requiring a continuous structural monitoring plan to detect any movement of the bridge during construction activities. Currently in pre-construction, Urban One is providing early constructability and value engineering input across several key areas, including analysis of the shoring system and envelope design. The building's distinctive facade of golden metal panels and profiled fibre-cement siding is being carefully reviewed to find the most cost-effective and constructible solution that preserves the architectural intent. Urban One's methodical approach to pre-construction planning ensures that this important community project is set up for successful delivery.
